According to recent data from real estate platform Spitogatos, the average price per square meter in Kastoria is just €518. That means you could buy a 100-square-meter home for around €65,000–€70,000, depending on additional features or renovations.

Other Affordable Regions in Greece

While Kastoria leads the list, it's not the only low-cost option. A Market on the Rise — But Still with Opportunities

Despite these standout deals, the broader Greek housing market is seeing noticeable price increases in both rental and sales segments.

Data from Spitogatos Property Index (SPI) for the first quarter of 2025 shows:

  • Average home sale prices across Greece rose 8.8% year-over-year

  • Compared to Q4 2024, prices are up 3.1%

  • Rental prices also rose, with a 6.7% increase over last year and a 3.7% bump compared to the previous quarter

Much of this surge in demand has been linked to the launch of the “My Home 2” housing program, which rolled out in January 2025. The initiative is aimed at boosting home ownership among young adults and families — and has increased demand for eligible properties in areas across the country.

So while housing prices may be climbing overall, Kastoria remains an outlier — a golden opportunity for buyers looking to escape the big city, find space to breathe, and finally put down roots in a place that won't break the bank.
