€350 for 110m²: The Cheapest Place to Rent in Greece in 2025 – A Digital Nomad’s Dream

Just before the holidays, at the close of 2024, we wrote about the most affordable destination in Greece to spend Christmas. Back then, we focused on how budget-friendly the area was in terms of hotels, daily living, and eating out. What we didn’t realize at the time, however, was just how inexpensive it is to actually live there—especially when it comes to renting a home.

Unlike Athens and the vast majority of Greece’s large cities, where €700 might barely cover rent for a modest 60-square-meter flat, in this hidden gem, that amount could get you a villa.

Welcome to Kilkis: Greece’s Most Affordable Rental Market

According to new data from real estate platform Spitogatos, covering Q1 of 2025, Kilkis has officially become the most affordable place to rent in Greece. The average asking price is just €4 per square meter. That means you can rent an 80–100m² apartment in great condition for around €400 per month.

If you’re a digital nomad earning a “big city” salary while living here, the savings potential is massive.

A Cost-of-Living Paradise

To put things in perspective, a quick search on Spitogatos revealed listings for full houses or spacious apartments (some over 100m²) renting for as little as €300 to €350 per month. These aren’t tiny studios—they’re homes with room to breathe.

And Kilkis isn’t the only place offering such value. Other areas in Macedonia, like the outskirts of Thessaloniki, Pella, Kastoria, and Imathia, hover just above or below the €5/m² mark. So, if Kilkis feels too remote or not quite your style, there are still plenty of budget-friendly options in the region.

Why Are Prices So Low in Kilkis?

While property prices across the country are generally on the rise, Kilkis has managed to remain surprisingly affordable. The numbers don’t lie—according to the Spitogatos Property Index (SPI), which analyzes millions of real-time listings:

  • Rental prices across Greece rose 6.7% year-on-year in Q1 2025, and 3.7% compared to Q4 2024

  • Sale prices increased even more significantly, up 8.8% year-on-year, and 3.1% from the previous quarter

These national trends highlight just how much of a steal Kilkis really is, especially when compared to skyrocketing prices in urban centers like Athens or Thessaloniki.

The Impact of the “My Home 2” Program

The government’s “Spiti Mou 2” housing initiative, launched in January 2025, has also played a role in shaping market conditions. Designed to support homeownership for young people and first-time buyers, the program has driven up demand in areas where properties meet eligibility criteria—adding pressure to an already competitive market.

Despite this nationwide push, Kilkis remains largely untouched by steep price hikes. It stands out as one of the few places where renters—and buyers—can still find incredible value.

Bottom Line: If you're a remote worker looking for a peaceful, low-cost base in Greece, Kilkis is as good as it gets in 2025. Spacious homes, rock-bottom rents, and an affordable lifestyle mean you could save thousands every year—without sacrificing quality of life.
