Santorini's Caldera at Risk: Unchecked Construction Threatens Iconic Landscape

Santorini, known worldwide for its breathtaking Caldera views, faces a growing crisis as uncontrolled construction threatens its natural beauty and cultural heritage. In recent years, rapid building expansion—including new structures, extensions, and pools—has significantly altered the landscape. Some areas now have five times more built-up space per resident than the Greek island average.

Overdevelopment and Loopholes

To curb this overdevelopment, the Greek government suspended new building permits until the end of 2025. However, loopholes still allow construction to continue, particularly for applications submitted before the ban. This has led to ongoing environmental damage and increased pressure on the island’s fragile ecosystem.

Environmental and Structural Risks

Illegal constructions and poorly regulated expansions not only disrupt the visual harmony of the Caldera but also pose serious structural risks. A landfill near Fira adds to environmental degradation, while uncontrolled road construction damages sensitive geological formations.

Experts warn that continuous human intervention is weakening the stability of the cliffs, making buildings perched on the Caldera’s edge highly vulnerable to landslides, especially during earthquakes. High-risk zones identified include Fira’s Old Port, Athinios, and areas in Oia, where cracks and landslides have already occurred.

Cultural Heritage at Stake

The surge in construction has transformed Santorini’s iconic vineyards into sprawling tourist accommodations, fundamentally altering the island's character. Unregulated excavation and the proliferation of pools add to the strain on the terrain, increasing the risk of landslides and structural collapses.

Urgent Need for Action

Santorini’s overdevelopment crisis threatens its identity and the safety of its residents and visitors. Immediate action, stricter regulations, and sustainable urban planning are essential to preserve one of Greece’s most cherished cultural and geological landmarks.

If steps aren’t taken soon, the relentless pursuit of profit could permanently damage Santorini’s Caldera, turning it from a natural wonder into an unsustainable tourist attraction.
